Staging has benefits in the eyes of homebuyers

We all know by now that staging a home helps it sell faster and for more money. The goal is to make the buyer feel at home when he or she sees the property. Home staging to some degree is necessary because it allows the buyer to see how furniture could be placed in the home and how much space will be available when it’s furnished. Think of it like retail stores displaying their merchandise in a way that makes you want to look at it, pick it up—and buy it.

Using data from the National Association of REALTORS®’ 2017 Profile of Home Staging, the adjacent infographic shows the benefits of staging a home for sale.

I find it interesting that although a large percentage of listing agents see the value of staging, an even larger percentage—77%—of buyer’s agents say staging makes seeing the property’s potential easier for homebuyers.

All agents surveyed said staging added value to the seller—up to 15% higher!

So what all should you stage? Most agree the living room, kitchen and master bedroom are the most crucial. Now, no one’s saying take out all your furniture and replace with showroom pieces. It’s just a matter of moving around furniture (maybe removing or adding a piece or two) and re-merchandizing the space to show the room’s fullest potential.

Now, if your property is vacant, then some furniture does need to be added. There are professional staging companies who rent pieces relatively inexpensively, especially considering the added return on investment.
