Coronavirus Procedures

UPDATED 07/01/20

We’re seeing some record numbers again as restrictions had been easing around the country. I continue to be vigilant with commonsense safety procedures.

In order to provide the highest level of protection during this health crisis,

Buyers

  • I encourage you to narrow your property search through photos, virtual tours, and leveraging other technology to reduce the number of in-person showings
    • I happily offer and strongly encourage real-time virtual showings (e.g. Zoom, FaceTime, etc.) where you and I are talking and looking together
  • Must provide own transportation for in-person showings
  • Must provide either photo identification prior to first meeting (gives us a record of who’s entering a property and who I’ve come in contact with) OR a loan pre-qualification letter or proof of funds (if cash purchase)
  • Are limited to two people for in-person showings
  • Must wear proper face mask
  • Avoid touching any surfaces in the home, such as light switches, cabinet and door handles
  • I will open doors and cabinets and turn on/off lights, etc. I will make every effort to disinfect when leaving
  • Respect the six-feet social distancing recommendations of the CDC
  • We will wait to discuss showing until outside (also maintaining distance of 6 feet)
  • Buyer-Broker Service Agreements, Purchase Agreements, and all addenda must be completed electronically with digital signatures (which I do anyway 🙂 )
  • Earnest money deposits must be mailed

Sellers

  • We limit showings to pre-qualified buyers and will ask for a pre-qualification letter from all buyers (which I try to do anyway)
    • Keep in mind that it may be difficult for buyers just entering the market to obtain a pre-qualification letter due to mortgage companies currently handling a high volume of refinancing applications and other operational issues.
  • Must have all lights turned on, doors and cabinets open prior to showings
  • Must make known specific restrictions for marketing and showings
  • Control how your property is shown and shall agree to certain marketing activity in the listing agreement
  • Must wear proper face mask for any in-person meeting
  • Respect the six-feet social distancing recommendations of the CDC
  • In lieu of public or broker open houses, I will continue to use virtual showings to limit in-person activity to the greatest extent possible
  • Listing Agreements, Purchase Agreements, and all addenda must be completed electronically with digital signatures (which I do anyway 🙂 )
