Just because a home isn’t in a mapped flood zone doesn’t mean it’s safe from flooding. FEMA flood maps are a helpful starting point, but they’re outdated in many areas because of limited federal funding. Only about a third of the country has been fully mapped for flood hazard.
So what should you do instead of relying on the FEMA map alone?
If you’re buying a home, refinancing, or just doing your homework, here’s a better approach:
- Check the Flood Factor® from First Street Foundation
This free online tool uses modern modeling and climate data to give you a clearer picture of flood risk. You can search by property address at floodfactor.com. - Ask me to check flood risk in RPR (REALTORS® Property Resource)
RPR is a fantastic tool available only to REALTORS®. I’m happy to pull flood zone data for any property you’re considering and help you interpret the results. - Get a quote through the National Flood Insurance Program
Even if a property isn’t marked as being in a flood zone, it might still qualify for coverage. In fact, about 10 million properties in the U.S. should have flood insurance but don’t. Get started at floodsmart.gov.
Flooding can happen anywhere. I’m here to help you understand the risks, ask the right questions, and connect you with trusted insurance professionals when needed. This is one of those times when knowledge really is power.
