What’s next after hiring a REALTOR®?

You’ve picked a REALTOR®. What’s next? Now we need to get your home ready for the market. This involves:

Some more paperwork. Selling your home involves a lot of paperwork. Here are the forms you will be completing soon:

Top 10 List. Jot down the top ten reasons you love living in your home. These shouldn’t just be things the buyers can easily see for themselves such as your gorgeous kitchen or landscaped yard. Rather, we want them to be intangibles that only you know such as the beautiful sunsets visible through your living room windows, that you have great neighbors, the weekly neighborhood walk every Tuesday, etc. I use this list in the marketing of your home.

Let me know what date you want your home to go live on the internet. Ideally we need about one week’s notice before we can put your property on the market. Before it goes live, you need to declutter your home, fix any items that need to be fixed, and either deep clean it or have your home professionally cleaned.

Change the privacy settings on your Facebook page so only friends can see your posts. We don’t want potential buyers Googling you to learn that you just got a big promotion at work, are moving across the country, or are buying a new house because there’s a change in your family makeup. All these scenarios have the potential to hurt our negotiation position. Therefore, it’s imperative you change your security settings to make all your social media posts and photos hidden from strangers. And while you can mention on your that you’re selling your home, don’t say why. If someone comments and asks, you can politely say, “It doesn’t meet our needs any more.” And then you can private message them with more if you’re comfortable they’ll be discreet.

Once you’ve completed the above, let me know and we’ll send you your next steps.  Have questions? Email or call (405) 585-6580.
