What Is the Oklahoma Homestead Exemption?

The Oklahoma Homestead Exemption is a property tax benefit available to homeowners who occupy a home as their primary residence as of January 1.

Under Oklahoma law, your homestead:

  • Receives a reduction in assessed value for tax purposes
  • Is protected from certain forced sales by creditors
  • Requires both spouses to sign documents affecting the property
    (E.g. one spouse cannot sell without the other.)

This exemption applies only to your primary residence. Investment properties and second homes do not qualify.

How Much Does Homestead Exemption Save in Oklahoma?

The exemption reduces your home’s assessed value by $1,000.

In Oklahoma, residential property is assessed at 11% of market value. That means:

$1,000 x 11% = $110 reduction in taxable value.

Depending on your local millage rate in Shawnee and Pottawatomie County, that typically translates into savings of approximately $80 to $125 per year.

Not life-changing money. But over 10 years? That’s a nice little stack.

Who Qualifies for Oklahoma Homestead Exemption?

To qualify:

  • You must own the home (you can have it mortgaged).
  • You must occupy the home as your primary residence on January 1
  • The deed must be recorded with the county clerk

If you purchased your home after January 1, go ahead and file anyway. Your exemption will apply the following tax year.

Important deadline: Applications must be filed by March 15 to apply for the current year. After March 15, the exemption applies to the next tax year.

You only need to file once, unless ownership or primary residency changes.

Does Homestead Exemption Transfer from the Previous Owner?

No.

Even if the previous owner had the exemption, you must file your own application after purchasing the home.

This is one of the most commonly missed steps for new homeowners in Oklahoma.
