Shawnee’s Housing Market Surges as Prices Ease for Buyers

The July 2025 Shawnee housing market delivered a standout performance, with home sales soaring and inventory climbing to give buyers more options. At the same time, prices dipped from last year, offering a rare mix of momentum and affordability.

Month-over-Month gains:

  • Closed sales jumped 59% from June, marking one of the strongest midsummer performances in recent years.
  • New listings rose 12.9%, adding fresh choices for buyers.
  • Median sales price eased 6.2%, putting more homes within reach.
  • Homes spent 10% longer on the market, signaling a touch more breathing room for decision-making.

Year-over-Year strength:

  • Closed sales climbed 40.9% from July 2024.
  • New listings surged 37.1%, far outpacing the broader OKC Metro.
  • Median sales price dropped 7.1%, creating a competitive advantage for buyers compared to other markets.
  • Average days on market increased 25.7%, giving buyers a bit more time to act without losing out.

While the numbers point to a market full of opportunity, they also show the importance of a tailored approach. Sellers still benefit from strong demand, but pricing and presentation matter more than ever. Buyers have more leverage, but competition for well-priced, move-in-ready homes remains.

How Shawnee stacks up:
Compared to the OKC Metro and national trends, Shawnee stands out. Across the metro, new listings rose 21.4% year-over-year, well below Shawnee’s 37% gain. Nationally, existing-home sales were flat from last year, but Shawnee’s sales surged by 41%. And while national prices ticked up 2% and OKC Metro prices rose 5%, Shawnee’s prices dipped, giving buyers a little more purchasing power here than in many competing markets.
