This Palm Springs-inspired home in the Rose Garden area of Shawnee’s north side closed after a whirlwind of multiple offers. What it took to get here

Before this mid-century gem ever hit the market, there was real work behind the scenes. This was not one of those “stick a sign in the yard and accept an offer” situations you may see on Instagram. We always take the time to get it right.

In this case, that meant coordinating minor repairs and cosmetic touch-ups, carefully removing all of the seller’s furnishings and belongings to create a clean, neutral space that wouldn’t limit buyers based on style or taste. The appraiser specifically complimented the depth and organization of the Appraisal Support Packet I provided, noting how helpful it was in understanding both the home’s origin and the strength of market demand. I prepare these custom packets for every listing, including comparable sales, showing activity summaries, offer history, and construction or valuation notes. I also include a detailed list of improvements and features that may not be obvious from the MLS description or a typical walk-through.
